We use all our resources available to find you a suitable property. During the sourcing stage, we advise on the amount of renovation work required (if needed at all) and provide a rough estimate of the overall refurbishment costs.
We perform a thorough analysis of the property and include numerous data points on the relevant neighbourhood such as historic and current market prices, rent, yield, growth, demographics, and more. We provide a thorough report on every suggested property, including a short video and a revenue forecast model before and after financing (mortgage).
We send out a purchase offer on your behalf and should the seller accept it, we will guide you through the end-to-end process of fulfilling the required tasks associated with the purchase.
Once your offer has been accepted, our qualified solicitor will check the legal documents, identify any potential issues and flag them. The solicitor will undertake "Searches" intended to reveal important information about the property in question, such as planning permissions and building regulation consents, proposals for road schemes and environmental notices. We will then inspect the property and order a surveyor to perform a full structural survey to make a reasoned and informed decision on whether to go ahead with buying the property.
We quote for the refurbishment and instruct the contractor to begin work. The quote will include labour, materials, project management, furniture, appliances, architectural drawings and certificates. We have our own in-house contractors, architects and project managers at your disposal.
Letting and Management
We will arrange for everything needed, from marketing the property and carrying out viewings, to vetting the prospective tenants and dealing with all the paperwork. During the tenancy period, our management team will carry out periodic inspection visits and will collect the rental payments for you.
A real estate portfolio, like a traditional stock and bond portfolio, requires analysis and strategy in order to be most effective. We use both micro and macro analytical tools to asses all our investor portfolios, putting a particular emphasis on our statistical analysis of property market trends, portfolio expenses and income, and the identification of otherwise unseen opportunities.
